The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the University's good faith and reasonable estimate of the range of possible compensation at the time of posting.
 

Position Summary

Reporting to the Executive Director, Columbia Residential, the Director of Asset Management is expected to execute Columbia Residential’s capital and non-capital financial strategic plans to achieve positive net operating income from an assigned portfolio of Columbia University faculty, graduate student, and general student housing while improving asset value and ensuring resident satisfaction. The Director will provide value-added financial information and analyses that supports high-quality decision-making for Columbia Residential properties.


Responsibilities

  • Provide financial expertise, leadership, and effective best practices in the management of residential spaces in assets.  Create a strategic plan for the portfolio of properties assigned to ensure that resident satisfaction and customer service is prioritized
  • Manage and supervise Portfolio Managers for Residential Operations.
  • Meet regularly with the Portfolio Managers, Resident Managers and Superintendents to communicate ongoing matters, address immediate needs and issues, strategize for upcoming projects, identify improvement and training opportunities, and continuous team building.
  • Maintain a constructive and highly interactive relationship with the Director of Leasing Operations and Associate Director of Faculty Housing to maximize portfolio value and deliver on the needs of upcoming and ongoing turn seasons.
  • Work with the Resident Construction team to ensure that significant capital expenses are within budget and completed in the expected timeframe.
  • Monitor all vendor contracts and renegotiate as needed.
  • Work with the Assistant Director for Resident Space Information for future planning of residential spaces to enable the realization of optimal financial gain while continuing to maintain the integrity and standards set by Columbia Residential.
  • Ensure all required reporting around residential assets is accurate and complete, which includes accounting, financial, and administrative reports.
  • Perform other duties as assigned or as necessary.

Minimum Qualifications

  • Bachelor's Degree. 
  • Experience Minimum of 7-9 years of experience in asset management, real estate financial analysis, accounting, and financial modeling required. Excellent interpersonal, communication and team building skills.
  • Progressive, forward-thinking and hands-on management with well-developed multi-building expertise.
  • Strong financial budgeting, reporting, and analytical skills.
  • Demonstrated ability to analyze, problem solve, make recommendations for change, implement and evaluate and provide strong process perspective.
  • Demonstrated ability to carry out financial analysis, juggle numerous and diverse activities, organizing and prioritizing appropriately to meet demands and expectations.
  • Strong knowledge of building operations and maintenance and strong customer service orientation.
  • Familiarity with NYC building codes and ordinances, knowledge of Rent Control and Stabilization Law necessary.
  • Technical knowledge or skills proficiency with MS Office, financial computing and database software applications, and reporting tools.

Preferred Qualifications

  • Experience with industry-specific software 
  • MBA or other advanced degree preferred
