As a member of the Campus Operations team, the Supervisor of Custodial Services will be responsible for the general upkeep of all public spaces, offices, labs, classrooms and common areas, within the academic buildings and the surrounding grounds. The position is responsible for the cleanliness, upkeep and preservation of 13 buildings representing approximately 2.3 million square feet of space.
The Supervisor of Custodial Services will report to the Custodial Manager and will direct the work, assign tasks and inspect progress and completion of work assignments given to the bargaining unit employees (heavy cleaners/laborers/grounds keeper). In addition, the Supervisor will be responsible for the routine hiring, training and disciplinary action up to and including termination of the bargaining unit employees. The position will develop and implement training programs for custodial services staff to determine best programs to meet needs, schedule training programs to improve core competencies of custodial staff and determine the means and methods to be used in accomplishing work assignments.
The Supervisor of Custodial Services will be specifically responsible for field supervision, staff training, supervision of outside vendors and maintenance contracts as assigned (i.e. landscaping services, window cleaning, uniforms, floor mats, etc.)
The Supervisor will have working knowledge of maintenance standards (i.e. APPA, JACHO and Article 28 Clinic Cleaning) and work procedures while performing those duties and providing feedback on discrepancies noted in service delivery.
Reporting to the Custodial Manager, the Supervisor will oversee and manage the bargaining unit staff responsible for the cleanliness, upkeep and maintenance of a major geographic area of the Medical Center division of the University. The incumbent will direct the work assignments given to bargaining unit employees; evaluate and rate attendance, punctuality and quality of their performance for the purpose of determining continued employability and potential for promotion; administer disciplinary action when warranted, provide leadership and counsel to employees; schedule and track training modules or programs for custodial services to determine the programs to meet staff needs; conduct regular reviews/evaluations of staff to help improve skills of the work force; and determine the means and methods to be used in accomplishing work assignments.
The Supervisor will also estimate the time, cost, manpower, materials, supplies and assignments; inspect assigned area for quality of cleanliness and condition; assess the need for maintenance, repair and improvement for compliance with University standards and report findings to the Custodial Manager on a routine basis; performs duties as related to Fire Life Safety Director certification for Class B / Commercial buildings i.e. be familiar with the building and elements contained on the Building Information Card (BIC), be familiar with the written Fire Safety Plan, respond to building fire alarms and interface with FDNY, participate in building fire and evacuation drills, and management of all related logs and reports.
Performs other related duties as assigned.
Please note this is an evening shift position.
Requires a bachelor's degree or equivalent in education and experience plus two years of related experience.
Must possess strong communication and interpersonal skills. Some experience in a lead position or experience as a supervisor.
Knowledge of building operations and management, excellent communication and interpersonal skills required. Ability to work in a complex institutional environment and to think strategically required.
Candidate must also hold or be able to obtain a valid F-85 Certificate of Fitness as a Fire Safety Director within nine months of employment.
Experience with bargaining unit staff desired. Thorough knowledge of cleaning operations desired.
Ability to effectively use a computerize maintenance management system and payroll (Maximo/EZ Max Mobile, ES Optimizer and Kronos) systems.
Excellent ability to set priorities and perform in a fast-paced environment.
Demonstrate experience managing skilled, semi-skilled and nonskilled personnel in a union and/or non-union environment is highly preferred.
Be a highly-motivated self-starter who demonstrates excellent judgment, discretion, and resilience while maintaining a high level of independent decision-making.
Demonstrate ability to develop productive relationships with internal and external constituents.
Experience working in a higher education, facilities, health care, political settings, or other complex public institutions or environments highly desirable desired.
