The Planning & Capital Project Management (CPM) group has the primary responsibility for overseeing the planning, development, design, and construction process for capital projects primarily at the Morningside Campus, the Baker Athletic Complex, and Lamont Doherty Earth Observatory Campus of Columbia University. Working in conjunction with all other Columbia University Facilities Operations departments including Construction Business Services, Strategic Communication, Finance and Administration, Facilities Operations, Real Estate, and Public Safety, CPM implements approximately
$70MM to $150MM worth of construction projects annually and consists of a staff of approximately 35 planners, architects, engineers, and project managers of varying educational and professional backgrounds including architecture, engineering and construction management.
Reporting to the Director of Programs in the Capital Project Management (CPM) group, the Senior Project Manager will perform both standard project management as well as some enterprise level administrative duties as required by the organization’s leadership within a dynamic and complex academic and research institution of higher education.
The incumbent will be expected to lead and manage larger more complex projects from inception to completion within the organization’s portfolio, and will supervise individual or a small team of project managers or assistant project managers acting in supporting roles on assigned projects. Assigned projects could range in size from $15MM up to $250MM+.
The incumbent will be required to work closely with the organization's staff as well as numerous institutional stakeholders including but not limited to senior administrative and academic officers, faculty, funding clients, end users and various internal administrative groups in support of the successful completion and delivery of assigned projects.
Interested candidates should be able to demonstrate a strong background and relevant well-rounded experience in the management of all standard phases of capital projects including, but not limited to, project planning & development, design, bidding, construction, turnover and closeout.
The incumbent also should have demonstrated extensive experience in industry standard project management duties including scheduling, budgeting & financial management, contract negotiations, regulatory codes and agency approval processes and standard reporting practices.
The incumbent also will support the development and implementation of improvements to various internal administrative, management, communication and project delivery processes as needed.
An undergraduate degree in a relevant field is required. Advanced degree and/or supplemental certifications such as LEED AP or Construction Management Certifications is desirable. Candidates seeking consideration must have a minimum of seven (7) years experience in the management of multiple complex construction projects, ideally including multiple years managing capital projects in the New York City tri-state region.
Candidates must have excellent time management, interpersonal, communications (written and oral), and problem solving skills. Candidates must value consensus-building in a collaborative and complex work environment, be highly organized and motivated, capable of effectively prioritizing project-related tasks and goals, and capable of simultaneously managing multiple complex projects at different jobsites or a large complex capital project. Candidates must be effective strategic and critical thinkers.
Candidates must have a demonstrated working knowledge of applicable building codes and regulations; building systems (mechanical/electrical/plumbing/envelope); as well as demonstrated proficiency in construction project management and delivery, including beneficial use of relevant industry tools and software (MS Project, AutoCad, etc).
The individual must have the ability to work in a client-facing service environment and exercise discretion and judgement.
