Position Summary

Reporting to the Director of Commercial Operations, the Assistant Director is a key member of the senior Commercial Operations team. The Assistant Director has broad authority and accountability to provide essential services to Columbia's commercial buildings and other properties located within the Commercial Operations portfolio as assigned.


  • Responsible for the operation and maintenance of buildings; supervision of building employees (union and non-union);project management and ongoing review of field inspections related to services, consultation with University partners for compliance with University criteria for design, constructability, maintainability and compatibility with existing systems; development of management programs for building support staff to ensure proper and safe operation of all building systems.
  • The Assistant Director manages and leads direct staff and vendors to maintain properties in a state of good repair; conducts hands-on building inspections of all buildings under their supervision to identify potential maintenance, safety and security problems.
  • The Assistant Director supervises and implements change regarding preventive maintenance programs; works closely with the Director in preparation and continued assessment of building budgets; Determines capital & operating needs of buildings which impact budgetary process.
  • Works effectively with buildings occupants including University departments and non-University organizations/tenants. Establishes strategic plans for Commercial Operations that meet University and industry standards.
  • The Assistant Director manages and leads to ensure superior and consistent customer service across the portfolio.
  • Supervises building staff with a focus on timely execution of client work requests, approves work for financial processing, inspects and assures all contracted project work, corrective maintenance tasks, as well as construction work are in conformance with client's expectations, specifications, and university standards.
  • In the absence of the Director, Assistant Director will represent the Director and make operational decisions as needed, and perform other related duties as assigned.

Minimum Qualifications

  • Bachelor's degree required.
  • A minimum of four years' of building operations experience.
  • Excellent supervisory and communication skills required. Knowledge of building operations, maintenance and project management.
  • Strong customer service orientation.
  • Working knowledge of PC's including spreadsheet-type programs.

Preferred Qualifications

  • Familiarity with commercial building operations and NYC Building Codes preferred.
