Position Summary
Reporting to the Director of Commercial Operations, the Assistant Director has broad authority and accountability for providing essential services and maintenance to the University Commercial buildings and other properties located in the Residential and Commercial properties as assigned.
Responsibilities
Operation and maintenance of buildings
Supervision of building employees
Scheduling of custodial and maintenance services
Supervision of work performed by outside vendors
Operation of training programs for building maintenance and cleaning services and ensuring proper and safe operation of all building systems.
The Assistant Director oversees maintenance work
Performs hands-on building inspection of all buildings under his/her supervision in order to recognize potential maintenance, safety and security problems; implements preventative maintenance programs
Works closely with the Director in the preparation and monitoring of building budgets
Determine capital & operating needs of buildings which impact the budgetary process; work closely with the buildings’ occupants including University departments and non-University organizations/tenants.
The Assistant Director is responsible for requests related to work as required, approves work for payment processing and inspects and assures all contracted work not managed by corrective maintenance tasks, as well as construction and improvements are in conformance with the clients expectations, specifications or contract.
In the absence of the Director will represent the Director and make operational decisions as needed.
Performs other special projects and related duties as assigned.
Minimum Qualifications
Bachelor's degree required.
A minimum of four years' building operations experience.
Excellent supervisory and communication skills required.
Knowledge of building operations and maintenance.
Strong customer service orientation.
Working knowledge of PC's including spreadsheet type programs .
Preferred Qualifications
Familiarity with commercial building operations and NYC Building Codes preferred.
